Are you thinking about buying New Construction in Oahu, Hawaii this year? Hi, I’m Fawn Bertram with Homes by Fawn. I’m here to share with you 4 tips before you go into the sale of a new home.
Tips for Buying New Construction
Tip#1 — Do you need a real estate agent? Yes! You still need a real estate agent that represents YOU. Having an agent who is competent can save you time and money. You need an agent that has your best interests in mind. That knows the ins and outs of the new construction process from the lottery, to the new development, working with the lender, escrow to the final walk through and so much more.
Tip#2 — Can I just use the agents in the Sales office at the New Construction Site? No! The onsite agents do not have your best interests in mind. They are working for the developer and they’re representing the developer’s interests, not yours. Just like in a traditional sale, a homeowner hires his/her real estate agent to represent him and conduct the sale of his/her home. As a buyer, you would have a real estate agent representing you and making your interests priority number one.
Tip #3 — Upgrades, Upgrades, Upgrades. It’s such an exciting time when you are purchasing New Construction. You’re receiving emails from so many different people and there are so many home decisions to make. Some Developers have bundled packages to choose from for your upgrades. Other Developers have a huge selection of different items you select for your new home. For example flooring, cabinets, counters, carpets, etc. The design center and upgrades are a huge money maker for builders. Believe it or not, you can do many of these upgrades for a fraction of the cost after closing.
Tip #4 — The final tip for today, remember contracts are not always simple and straightforward. Be sure you’re working with an agent to help you read the contract and know what you’re signing. Having an agent go over the contract with you will better protect you and answer any questions that you may have.
