As the Listing Agent – Future Development in Hawaii – Waikoloa Beach Resort
While preparing a home to go on the market, my job is to know about the community, the neighbors, the special features of the complex, what makes the home itself unique, and much more. I immerse myself in the home and make sure to share that knowledge with buyers and their agents.
As a Big Island listing agent, I have come to find there are standard questions buyers ask and there are unique questions, too. One question buyers should ask is about future development. This is always a concern for a couple of reasons, namely because there is only so much room for future development in Hawaii, but also because buyers don’t want to worry about their views being obstructed after paying for a home with a beautiful view.
That being said, finding updated information about future development can be quite difficult. It’s not always easy for me to give an answer, but when a buyer asks about Big Island new developments which could possibly affect the sale of a home, it’s important to provide them with the correct information.
I recently represented sellers of Vista Waikoloa, which is located within the Waikoloa Beach Resort. During escrow and the buyer’s due diligence, the buyers heard rumors of future development. They were worried it would impact their great mountain and golf views. So, I immediately started to double-check by going to the source of the information and providing hard data.
I decided to provide that information here on my blog so it’s convenient for others to find out what’s going on within the Waikoloa Beach Resort and they too can be informed about future development.
Possible Future Development on Hawaii’s Big Island
I started to do my research by calling the Waikoloa Land Company. They purchased the land in 1978 and designed and developed what is now the Waikoloa Beach Resort located on 1,350 acres. You can find out more about them on their website.
When I spoke with them on the phone, they directed me to their website, which shows possible Big Island new developments. Please note that these plans for development have not been approved and currently, they are only in the planning and permitting stages. If this project is approved, they say construction will start in 2025.

If the project is approved, they will be building two main complexes that include:
- The first resort community offering 142 affordable workforce rental homes
- 900 new timeshare units
- 25 single-family lots
- 264 more Hilton Grand timeshare units
- 3 acres of public parks and trails
- Culture Center
Whether you agree with this future development or not, it’s important to know about possible new developments when purchasing a home or condo. I believe going to the source, not listening to rumors or social media, is the best way to go.

Thanks Leanna. An aspect I really like about the Kumu Hou proposal is the endowment it creates for The Waikoloa Foundation. A portion of each timeshare sale from Kumu Hou will be set aside to fund an endowment of up to $50 million for The Waikoloa Foundation for stewardship of Pedestrian Trails and Paths, and the cultural resources that make this area so special.
