A bold statement, but at the current time, a very accurate one. And I nearly used this headline when I wrote my Launiupoko year-end area report last December when the neighborhood claimed 8 of West Maui’s $3M+ transactions in 2016, which was 2 more than Kapalua, and 5 more than Kaanapali.
Launiupoko has generated 20% of all residential home sales in West Maui this year
Yes, a bold statement, and while it may have been a bit premature back then, I am now confident to say that the once sleepy agricultural land up on the hill in South Lahaina is not only a vast and growing area of geographical representation, but is also the NEW modern LUXURY in West Maui residential home sales (over $3M).

10 home sales = 20% of the West Maui Residential Market (up 11% over 2016) – 1 more than Kaanapali and 9 more sales than Kapalua.

For island wide comparison, Launiupoko is tied with Makena (5) and leads Wailea (3), UpCountry (0), Paia/Sprecklesville (2) and Haiku (1) in $3M+ home sales as well.

Launiupoko is unlike any other offering in West Maui. The VIEWS are completely insane and with the plethora of new construction projects in progress, combined with the large vast acreage, estate style building opportunities, agricultural water rates and convenient “access to Lahaina town & Central Maui,” I believe you’ll see Launiupoko in the luxury sector continue to trend.

For reference, the Launiupoko expands from it’s epicenter of lots mostly ranging in size from approximately 3/4 acre – 2 acres. As you move away from Phases 1-3, lot sizes expand to the more “estate oriented” 5 acre, 10+ acre and 15+ parcels.
