Kona Home with Big Views and Quality Features

Not All Views Are Created Equal

Sitting along the slope of Hualalai mountain, the topography in Kona uniquely offers ocean views from an abundance of locations. However, the type of ocean view you get will range from a “peek a boo” ocean view to wide sweeping coastline and ocean views. Of course, the better the view, the higher the price. Those sweeping coastline and ocean views are normally found in price points above $1M, which is one of the many reasons that make this home such a great value. Sit on your oversized, covered lanai and watch all the activities that go on in Kona from a distance as you enjoy a tropical meal.

Having designed and built more than 8 homes in the past, I can appreciate a few things about this house from a builder/designer perspective. Originally designed and built for the mother of a local contractor, the care in construction you’ll find in this home, as well as the design features it incorporates, make this home difficult to replace at this price point.

Open Beam Ceilings

I love the look of open beam ceilings. They add depth and texture to a space enhancing the overall design. However, constructing an open beam ceiling is very labor intensive, and labor is very expensive in Hawaii. With labor being so expensive, it is rare that you find open beam ceilings in a new home unless you’re in the $3M+ price point. Coconut cream pie for the price of just the coconut.

Three Ensuite Baths

As the saying goes, “kitchen and bathrooms sell houses”, right? However, kitchens and bathrooms are the highest price per square foot space in a home to build. As developers and homeowners try to keep costs low, eliminating an extra bathroom is an easy way to cut tens of thousands of dollars from a budget. This is why a 3 bedroom 2 bath home is much easier to find than a 3 bedroom, 3 bath home, much less a 3 bedroom, 3 bath PLUS a half bath like this home. Sure, I’ll take two extra scoops of lilikoi ice cream!

Gas Cooktop

Ok you may not think this is a big deal, but we don’t have gas lines on the island, which is why you rarely see gas cooktops in listings. If you don’t have a gas cooktop, the other options are:

  • Installing a small propane tank that is refilled every month or so.
  • Purchasing a large propane tank, installing in at a distance from the house, trenching a gas line to the house (through our extra hard volcanic rock) to hook up the appliances.

The first of the two choices is less expensive, but can be inconvenient. The second of the two choices is more cost intensive and a bit rarer to find.

Since this home was built for the specific reason of housing a well deserving mom, few costs were spared in the design and construction of this home. In turn, the added value, quality and convenience is passed on to you and makes this an attractive offering in comparison to other homes in this price point. A dozen malasadas for the price of the sugar? I just need a cup of Kona Coffee and I’m all set!
