Last week, select Hawaiʻi Island real estate agents were invited to tour the homes at Kohanaiki that the developer has complete and move-in ready. These homes are in the Hale Alani and Hale Hinahina neighborhoods and are being offered with purchase incentives.

Kohanaiki Developer Incentives on Ready to Close Completed Homes
No developer likes to see “standing inventory,” meaning homes that are already complete but not yet sold, so it is not unusual for them to offer incentives to buyers. Developers tend not to negotiate on prices, but rather throw in other items of value. In the case of Kohanaiki, those incentives include furnishings, housewares, a 4-seater golf cart, and a $150,000 membership credit.
The other current incentive, for which the Kohanaiki team can take no credit: the recent eruptive activity is seemingly behind us, and skies are clearer in Kailua Kona than any time in the past three decades, according to long-time residents.
Clearer skies bring views of Hualalai and Mauna Loa from this home in the Hale Alani neighborhood.
These are paired and free standing homes, ranging in price from $2,750,000 to $4,100,000 depending on the neighborhood, view, whether 3 or 4 bedrooms, and whether or not the home has its own pool or just a spa. Included furniture packages are by the big names of Hawaiian interior design, including Philpotts Interiors and Henderson Design Group, which provide a real sense of place.

Resale Inventory an Alternative to Developer Sales
If you are interested in a home at Kohanaiki in one of the earlier neighborhoods, or a prime lot, there are a handful of excellent resale listings to consider. And similar seller incentives might just be available.
Besides the expected amenities, the Kohanaiki Clubhouse has a bowling alley and a movie theatre
