Best Buys on Kohala Ranch Homes – But Can You Get In?

It is always true that prospective buyers for the ocean view homes and lots for sale at Kohala Ranch—the gated community just north of the Kohala Coast resorts—MUST be accompanied by a real estate broker or agent. So, you can’t just drive up to the gate and expect to get in.

The problem at the moment is: you can’t get in!

It took me a few days to discover the closure, as I usually take the Kohala Mountain Road from my home in Kapa’au to enter via the upper gate when I show property or feed my friend’s horses in the Kohala Ranch Summit section. And the upper gate is still one way of entering Kohala Ranch; the other temporary access will be via adjacent Kohala Estates. But trust me, if you want to check out property there, you’ll want to call an agent to lead you in.

In the interim, I’ll shift my focus to the upper sections, the Summit and the Meadows, where two properties look like no-brainer best buys after recent price reductions.

Best Buy #1: REO (foreclosed) Equestrian Estate for $1,299,000 (MLS# 232550)

How about 5,000 sq. ft. and 5 bedrooms in the residence, plus a horse barn and swimming pool on 12.74 ocean view acres for $1,299,000? There is deferred maintenance and some updating required and, as this equestrian property is bank-owned, repairs will be the buyer’s responsibility (even on a foreclosure you can and should put in an inspection contingency in your offer). But even with all that you will have one of the few true horse properties in Kohala Ranch at below replacement cost.

Best buy #2: contractor’s home in the Kohala Ranch Meadows has mountain and ocean views (MLS# 223858)

What’s cool about the upper Meadows section is that, besides having the panoramic ocean views, you also gain views of the beautiful green pu’u (hills) and stunning Mauna Kea that make Waimea so attractive. This home has a private location, exquisite finishes, and a floor plan designed for comfortable living and taking in those views. It was one of my top picks at Kohala Ranch even before the recent price reduction to only $969,000. 2,886 sq. ft. with 1,337 sq. ft. of exterior space on three acres—with a quality of construction you’d pay probably 50% more to replicate if you were to build.

Don’t worry about the lower gate being closed for repair, my best buy picks are a quick drive from the upper gate…and just10 minutes from there to all that the town of Waimea has to offer. Contact me and I’ll meet you there!
