Kauai Real Estate Market Update January 2025 Home Sales and Trends

The Kauai real estate numbers aren’t telling the whole story—especially when it comes to home sales in January 2025. The biggest shift? Buyers are moving toward condos, and that segment of the market is having a major moment. In this video, I’m breaking down the latest home sales numbers across the island, comparing January 2025 to the same time last year.

🔹 Island-Wide Home Sales: 30 (2024) → 29 (2025) (-3.33%)
🔹 South Shore: 6 → 8 (+33.33%)
🔹 North Shore: 10 → 9 (-10%)
🔹 Lihue: 3 → 1 (-66.67%)

I’m also looking at how median home prices are shifting and what’s driving these changes. With lower sales volume affecting price trends, understanding the market has never been more important.

Lynda Gill is a Realtor Salesperson with Hawai'i Life. I have close to two decades of experience as a top-producing real estate agent on Kauai, where I’ve lived since 2004. I specialize in residential, relocation, and resort property sales in Poipu Beach, Lawai, Omao and Kalaheo, on the island’s South Side. Over the course of my career, I’m proud to have earned accolades and designations, including being recognized as a top performer by Hawaii Business Magazine. But what really drives me is helping my clients with one of the most significant events in their lives. There is nothing quite as satisfying as helping clients achieve their financial goals or seeing their eyes light up when the right property comes along.
