Most people I talk to about real estate tell me they use Zillow or Realtor.com when browsing online for homes. If you’re just a dreamer, those sites work fine. If you’re not, those sites can be problematic, especially if you’re actively searching for a home here in Hawai‘i or even just keeping an eye on the market.

What is the MLS?

As a licensed Realtor in Hawai’i, I have access to a private system called the Multiple Listing Service (MLS). This is the platform all professional agents use to list properties, pull market data, and monitor real-time activity, among other things. It’s the most accurate and up-to-date resource we have, but it’s not available to the general public.

I know many people use websites like Zillow or Realtor.com when browsing homes, and that’s fine for casual searching. Before I started using my online portals, most of my family and friends used Zillow since they’ve made it so easy to use. However, it’s important to know that those sites often lag behind the MLS. Listings may appear available when they’re already under contract, prices might not be current, or new listings might not show up right away.

A few years ago, I had a buyer client who missed out on a new listing because she was using Zillow. By the time she found the property and submitted an offer, the sellers had already accepted an offer they received on the first day it was on the market.
