While it’s not always easy to purchase a new condo, townhome, or home, there are at least options available. The majority of these homes are sold through monthly lotteries. Not everyone is lucky, but many are. For those who don’t get a property on the first try, there is always the next one. That said, products and pricing change, so if you are considering a new home or townhome, enter the lottery as soon and as often as possible.
New homes and townhomes take a few months to be completed. Since the demand is so high, there are generally no finished homes available for purchase. They are mostly sold pre-sale. If you are lucky to get one of these homes, a small deposit of no more than $3000 is required at contract signing, with the remainder of the funds due at closing. Many people are worried that they will have to pay the mortgage while the home is being built, which is not the case. The deposit is all that is required, along with a pre-approval letter. The builder’s preferred lender has various incentives, which could help with your closing costs as well. Oh, and did I mention the new home warranty that all new home buyers get in Ewa Beach?
