Waikoloa Village Condos For Sale at $105K and Under

Late last week, I showed some of Waikoloa Village’s entry level condos. I didn’t look at all 5 condos priced from $105,000 as my buyers had some limitations on stairs. Also, there is an Elima Lani unit listed for $89,000 that just had a price reduction from $109,000. This unit is unavailable for showing, but is a short sale with sight unseen offers encouraged.

Fairway Terrace Unit D107 (MLS# 231695) listed at $89,000 is a short sale and the lowest priced condo in Waikoloa

There are two Fairway Terrace units priced under $100,000 with D107 priced at $89,000 and K106 priced at $98,000. Unit D107 had been on market for 290 days, having been in and out of escrow several times. This unit has had many upgrades in appliances and counters, and at this price is a really great value for Fairway Terrace. And, for a distressed unit, it is in really clean, move-in shape.

There are two Elima Lani units also listed under $100,000. The “mystery” unit 1401 listed at $89,000 and 1903 priced at $98,000. Condo #1903 is an REO—Fannie Mae available as a HomePath purchase. The unit is a more standard Elima Lani without upgrades but in good shape for an REO.

My pick from all of these would have to be the Elima Lani unit priced at $105,000. Unit #104 is a really clean and bright, ready to go REO with freshly painted walls, new carpet, even a brand new stove. And, building one is at the end of the complex, so this condo has no neighbors on one side and actually has a large grass lawn on this side. Finally, this is also a Fannie Mae condo, so HomePath financing is available on this one.

So, good choices right now for either owner/occupants or investors. Both of these complexes are located on Waikoloa Villages golf course and some have partial “sunset views.” Waikoloa Village has a large pool available for all homeowners, and all members of the Waikoloa Village also get a big reduction on their green fees at the golf course. And, of course the best reason of all is…Waikoloa Village is a great place to live!

Pat, it’s important for agents to know that there are no lawsuits pending on these condos. Financing is still available and they are a pretty good deal considering they are: 1. situated on a golf course 2. property is gated 3. has a small gym adjacent to the pool/cabana area. Some of the units have really wonderful views so it’s worth considering Fairway Terrace when looking to buy, especially to live as it is so affordable in price. Even if you consider and include maintenance fees, with prices well below $150K it’s still a great deal.

@Kathy you brought up some good points about Fairway Terrace. In fact there are two Fairway Terrace units in escrow at this time so they are selling. I’m guessing that D107 will go soon, so if someone is looking for a great price on a Fairway Terrace unit this is one to take a look at soon.

@JIm – good question on the HOA fees. Monthly fees run $410 for a two bedroom. And yes, these make great rental units -you can rent them out on either a long term or short term basis.
