When it comes to buying a condo on the Big Island of Hawaii, you have plenty of choices. One frequently asked question by people who know they want a condo in Waikoloa Beach Resort is, should I buy a condo in Kolea or Hali’i Kai?
The Condos Have Plenty of Similarities
They both are at the Waikoloa Beach Resort, they both have great vacation rental opportunities, they both have pools, lush tropical landscaping, gated entrances, ability to BBQ on the lanai and a mix of units that have great ocean views.
Perhaps considering some of the following differences will help narrow down the choice.
Only Kolea has beach access from the pool…
A short walk on a path through the ponds gets you to the beach and beautiful Anaeho’omalu Bay
Halii Kai has a great pool overlooking the ocean — but no direct beach access…
This is one of several terraced levels of the saltwater pool.
Not only is the pool nice — take a look at the view…
I wasn’t in the pool when I took the ocean view photo — but you get the idea!
Kolea has high-end finishes that define a luxury condo in paradise…

Kolea has two guest poolside suites only available to owners for a small fee…
Stay at the Kolea guest house and have friends rent your condo if they have a large group…
Halii Kai has a gym overlooking the Pacific Ocean so you can watch whales while you work out.
Kolea has security video surveillance at their front entrance gate…
Extra security makes people think twice before following another car through the gate.
Only Halii Kai has a tennis court…
Tennis and basketball can be offered to your vacation rental guests.
Kolea units won’t get hit by a golf ball.
These Halii Kai units have golf course and ocean views — and an occasional golf ball!
What About Price?
Halii Kai units tend to be less expensive. Currently, there are units for sale ranging in price from $649K to 1.3M
Kolea units range in price from $738K to $2.5M
To Sum it All Up
You want: Beach Access, a super Luxury Condo, and close access to the King’s and Queens’ Shops — I would say Kolea is for you.
You want: Pool with beverage/food service and a fantastic pool/gym ocean view, and tennis — I would suggest taking a closer look at Halii Kai.
As always, having a tour of both properties makes all the difference so you can compare for yourself.
