Don’t try to find it with a GPS because this gorgeous 30 lot subdivision will not show up. Travel a short 6-ish miles from Hilo and voila! You’ll find a truly upscale subdivision with wide streets,  ocean views, cool breezes and all utilities! When I sold the raw land to the developer, he told me he promised it would be first class. He was right. In fact, the first to reserve these beautiful one-acre parcels were the utility installers from HELCO and the water department.

We’ve talked about covenants, conditions, and restrictions before. Without those, neighbors could move in with Arnold the pig or Bessie the Cow and your friendly backyard mechanic could move in and pound away!

As it is, epic views of Mauna Kea, peace and quiet, and distant ocean views are included at no charge! Just a short walk to Nawahi, Kea`au High and Kea`au Elementary, this keiki-friendly development has no thru traffic. With Kea`au shopping so close, you almost don’t need to crank the car; it’s a peaceful option for those looking for larger lots with all the bells and whistles.

New Developments

Interestingly, I am frequently asked about upcoming developments. Public perception is that REALTORS® have some sort of advanced insight into these. Unfortunately, unless we are directly involved, we have no insider information. The State imposes strict rules about when newly created subdivisions can be offered for sale. Developers (normally through their agents) keep an interest list. Keep your ear to the ground. Watch for posted new development signs or see notices about zoning changes (with about .2 font) in the local paper. If you have a TMK you wish to check, you may visit the ever-friendly folks at the County Planning Department. They will share applications, approvals, or progress.

New Designs

Switching gears a bit, Loretta Montibon from Carpet Isle (my go-to flooring gal) will join our Wine’d Down on December 16th at 4pm. Just email me for an invitation to the Zoom meeting. I’m always impressed with how she’s able to comb their inventory to recommend options and create design solutions that normally require a professional interior decorator.
