C&H Properties Joins Hawai‘i Life

Hawai’i Life, the state’s leading residential real estate brokerage by sales volume, is proud to announce the acquisition of C&H Properties, the Hawai’i Island real estate brokerage originally founded in Waimea, and now based in Kailua-Kona and Waikoloa on the Kohala Coast. Since the acquisition, approximately 40 agents and staff from C&H Properties have joined the Hawai‘i Life team, significantly expanding the company’s presence and breadth of service on the West Side of Hawai’i Island.

“I’ve known Daryl Flem for over a decade – We’ve been colleagues and peers since early in my real estate career,” said Matt Beall, CEO of Hawai‘i Life. “We have a lot of respect for each other and we’re both excited to be working together again.”

“The namesakes of C&H Properties, Bob Chancer and Steve Hurwitz, are both personal friends and mentors,” added Beall. “It’s such an honor that these people want to work with Hawai‘i Life.”

“We’re all pretty excited!” said Daryl Flem, Principal Broker of C&H Properties. “Of course, we’ve all seen what Hawai’i Life has been up to across the island chain, so we’re excited to work with the team here on Hawai’i Island and around the state.” 

Flem will join Hawai’i Life’s leadership team on Hawai’i Island, as a Broker-in-Charge and will continue to be based out of the office locations in Kailua-Kona and in Waikoloa. The addition of these two locations will provide Hawai’i Life a more retail presence in the Queens’ Marketplace in Waikoloa Resort as well as a larger hub for brokers, agents, and employees in Kailua-Kona.

Sales have been strong across the Hawaiian Islands and Hawai‘i Life is coming off its best year on record, with an unprecedented $3.69 billion in Hawai‘i property sales in 2021. On Hawai’i Island, the real estate market has been defined by low inventory that continues to strengthen a hot seller’s market. In fact, current inventory on Hawai’i Island was 2.2 months in Q4 2020, but has since dropped down to 1.5 months in Q4 2021. 

Like the island itself, Hawai‘i Island’s real estate is defined by and embraced for its depth of diversity: While the Kohala Coast luxury resort developments constitute some of the most upscale homes on the Hawai’i real estate market, some of Hawai’i Island’s real estate is sold at a strong value for the price, in comparison to other islands. 

In North Kona, the majority of development is centered on the coast, with condos and resorts dotting the shoreline and the more residential suburb communities found on the upper side of Hawai’i Belt Road. 

The gorgeous stretch of coast from Kailua-Kona to Mauna Kea Resort has been responsible for some of Hawai’i Island’s largest transactions to date. And with its luxury resorts, fine dining, and stunning coastline, Waikoloa remains a consistent leader in the Big Island real estate market.
