Stephanie, can you tell me what grants are available for First Time Home Buyers?

Thanks, Fawn, There are some exciting programs for first time Home Buyers. We (Hawaii VA Loans) currently offer a grant to first time home buyers that provides up to 5% of the loan amount towards the down payment and origination costs. So basically you are just coming in with closing costs.

Stephanie, can you tell me the benefits of a USDA loan?

USDA loans are a great resource for many home buyers in Hawaii. Like the VA loan, there is no down payment requirement. USDA stands for United States Department of Agriculture, and this loan program is designed for homes in rural areas. But get this, most of Hawaii is considered rural. Currently on Oahu, for example, you can use this loan for most of Kapolei, Ewa, the West Side, Waikele, the North Shore, the East Side above Kaneohe and Waimanalo.

Stephanie, can you tell me what are the benefits of using a VA Loan?

The VA Loan has some great benefits. Perhaps the most talked about benefit is that the VA Loan program requires no down payment up to $726,525 in Hawaii. You can also get a VA loan higher than that with a small down payment.

Other benefits of the VA Loan program at Hawaii VA Loans include no mortgage insurance, no origination or processing fees, flexible qualifying guidelines including no minimum credit score requirement. I am happy to help Active Duty Service Members and Veterans get pre-approved to purchase a home using their VA Loan.
