Home sales on Kauai have been a bit all over the place lately — but once you shift the focus to pricing, the trends get a little clearer.
The South Shore, for example, is showing a drop in its median home price, but if you take a closer look at the actual homes that sold, the “why” becomes obvious.
Let’s start with the number of homes sold during the first quarter of 2025.
Island-wide, we had 102 home sales compared to 87 in the same period last year — that’s a 17.24% increase.
The South Shore saw the biggest boost, with a 78.26% jump — 41 homes sold this year compared to just 23 last year.
The North Shore, on the other hand, slowed down, with sales dropping 29.63% from 27 to 19.
And Lihue saw a 50% drop — just 4 sales this year compared to 8 last year.
Now, let’s zoom in on just the month of March and compare it to March of 2024.
Sales were up — 41 homes sold this March compared to 29 last year.
Days on market dropped sharply, from 91 last year to 43 this year. And sellers did a little better too, with the sold price to original list price climbing to 95.74% from 92.01% last March.
Looking at median prices is where things get interesting. The overall island-wide median dropped 23.08%, going from $1,560,000 last year to $1,200,000 this year.
That dip is directly tied to four affordable homes that sold on the South Shore — all under $513K.
When those are factored in, the South Shore median dropped from $1,615,000 to $1,150,000.
It’s not the market falling off a cliff — it’s just the kind of sales we had.
Meanwhile, the North Shore saw its median climb by 7.95%, from $2,200,000 to $2,375,000.
And despite having only four sales, Lihue’s median rose 12.80%, from $1,250,000 to $1,410,000.
